Home maintenance tips for your air conditioner

Want cool summers, warm winters and low power bills? Keep your cool and take a little time to get to know your home?s heating, venting and air conditioning system. (HVAC)

HVAC, SEER, you?ve heard the terms but what does it all mean?? Here is a quick glossary with a few terms to help you get started:

Duct work: These are insulated round tubes in your ceiling that carry and distribute heated or cool air to each room.

Filter: Located near the air handler or in the return air grill, the filter helps reduce the flow of dust into the air.? This is usually square or rectangular in shape and should be cleaned or replaced monthly.? Disposable filters usually cost less and are about a ?dollar.

Mastic: Mastic?works to seal metal, flexible, and fibrous ductwork.?

Register (also called grills): The registers/grills are the metal rectangle shaped inserts you see in the ceiling in each room.? Some registers are supply registers; they deliver air into the room.? Others could be return air registers that return air from the room back into the air handler to be re-heated or re-cooled.

SEER: Seasonal Energy Efficiency Ratio, this says how efficient your system will operate in your space.

Thermostat: This is a small rectangle shaped box that is mounted on a wall and controls the entire heating and cooling system.?

ac system layout image

Now that you know the HVAC lingo, here are some tips to keep your system in good working condition.?

First, review your warranty.? Our new homes come with a workmanship warranty and a manufacturer warranty.

Next, get to know your system. ?The?air handlers?in the new homes we build are usually located in an interior space of the home which allows them to work less and operate in a more energy efficient manner.

Some of the materials used in the installation are: sheet metal, dampers, louvers, grills, flexible duct, duct board, mastic, copper refrigerant lines, control wiring, overflow pan switch and plywood.

While annual professional inspection and maintenance is recommended, a little homeowner upkeep will keep your unit running at optimum levels.

Maintaining your HVAC system can seem like a daunting task. However, it does not need to be confusing, frustrating or problematic. The most important thing to do is inspect and either clean or replace your filter each month. When the filter becomes clogged with dust, allergens and pollutants it will restrict the airflow causing the system to work harder.

Imagine what it would be like trying to breathe through a straw while jogging, this is the type of strain you want to prevent with your ac unit. The harder the system works, the more energy is required. This will shorten the lifespan of the system and increase your cost to operate the system.

Perhaps the most important thing to do is to actually have your HVAC system inspected once a year by a professional.

Don?t wait until it is hot and you need your A/C, getting an appointment in the peak of the season may take longer and will be costly. Be proactive and keep your HVAC system in top working order.

Here are some tips and tricks from our warranty team:

1. Outside you home, the A/C condenser coil should be kept clean. Vacuum out any debris that may have fallen in or around the unit. If your coil requires a chemical cleaning allow a trained technician to do it.

2. Always trim any bushes or trees around your condensing unit and maintain two feet of clearance around the unit.

3. Keep your coil clean inside the home as well. If your coils are not easy to get to, they may need to be cleaned by a professional.

4. Check your condensate drain pans and clean them of any mold or growth. This should be killed using a 10:1 solution of bleach. 10 parts water to one part bleach as the strongest solution.

5.?Check your condensate drain lines outside to make sure they are clean and flow water freely without backing up.

6. It is important to make sure lawn sprinklers are not spraying on the condensing unit.

7. This is especially important if you have well water.? Well water will make the condenser rust faster which is not covered under your warranty. Rinse the outside unit with city water once a month to help maintain it cleanliness.

These tips were meant to provide general information and are worded based on our personal experiences combined with online research. We always recommend calling a licensed, trained professional for specifics including warranty information, code requirements, precise instructional information, etc. Since we are a new home builder, some products, materials and processes may change over time and may vary in the different locations we build new homes.

Please refer to your new home warranty paperwork included in your homeowner orientation packet for more information.

Chart Of The Quarter: $312 Billion In Debt "Adds" Negative $5 Billion In GDP

What was it about the law of diminishing Fed stimulus returns again? But don't worry: "the market is up." Because if $165 billion in Q4 stimulus could not even generate a positive GDP return, at least it sent the Russell 2000 soaring.

The following is a guest post by Your Debt Expert, a debt management company who?specializes in trust deeds?and other debt solutions. Enjoy!

If you?ve ever been in financial difficulty and carried out some research into Scottish debt solutions, no doubt you will have heard of a Scottish Trust Deed. What with the huge number of adverts on the radio and television, it?s nearly impossible to not have heard of them at least! A lot of the adverts claim to ?wipe out your debt? and ?cancel up to 90% of your debt?, which sounds like a dream come true!

However, can these companies come good on their promises, and is a Trust Deed right for everyone?

The facts

A trust deed is a formal insolvency solution that has existed since at least the 1800?s. Sometimes, it?s called a Scottish Trust Deed, but this is only because a Trust Deed is only available to Scottish residents. The way a Trust Deed works is that if your finances get out of control and you find yourself owing large amounts of money to various sources that you cannot afford to pay back, you effectively place your estate in the hands of a Trustee (a licensed insolvency practitioner), who is responsible for creating a plan that sets out an agreeable solution for both you and the people that you owe money to. This means that you agree to pay what you can afford each month towards your debts, while your creditors agree to give you some debt relief (meaning you don?t have to pay back the full amount that you owe all of your creditors).

Why is it useful?

A Trust Deed is a useful solution for individuals who have substantial debts because it allows them to contribute to their debts by paying an affordable amount each month. When I say ?affordable,? I mean that you contribute what you can after paying for essentials, like food, rent and bills etc. Your Trustee is the person who would help decide what?s essential, as he is the person who creates the plan for paying back your debts. A Trust Deed is also good for creditors because it means that they get to see some of the debt their owed repaid, rather than having to pursue someone through debt collectors and the courts etc.

The myths!

A trust deed can be a great solution for individuals with substantial debts. However, it?s not as simple as just ?writing off you debts?. For instance, you have to be employed or have a regular income, as you are expected to contribute something towards your debts. Another fact is that your Trustee has to act in the best interests of both you AND your creditors! For example, if you own a house that has equity in it, unless you or a friend can cover that cost, you may have to?realize?the equity in your home to benefit your creditors. That means potentially selling and moving into a new house. There are ways to avoid this, but only a licensed insolvency practitioner can advise you on that. These are just a couple of examples of how Trust Deeds are not as simple as some companies would like to make them seem.

What can I do?

If you?re considering entering into a Trust Deed, then your first port of call should be to look online. There is an abundance of websites out there that will explain a lot of the ins and outs of Trust Deeds. Better yet, speak to a debt expert. A licensed insolvency practitioner will know best about whether a Trust Deed is right for you or whether another debt solution is best.

How about you all? Have you ever heard or or used a trust deed? If so, what are your thoughts about them?

NYC apartment for $95M, with $60K in monthly fees

5 hrs.

As apartments go, it's a palace, with 15 rooms, five of which have 18th-floor views of Central Park. At $95 million, you'd think it would come with a doorman too. But at high-end buildings in New York, basics like a doorman and a super come extra -- as much as $60,000 extra.

The high cost of Manhattan real-estate is usually measured by the sales price. But for many buyers, it's the maintenance fees that break the bank.

Monthly maintenance fees in Manhattan have soared to an average of $1.70 per square foot, meaning that a 1,200 square foot condo will cost you $2,000 a month in maintenance fees, on top of your mortgage, utilities and (usually) property taxes.

Maintenance fees have continued to climb throughout the recession even as prices dipped. Average maintenance fees have risen 30 percent since 2008, according to Jonathan Miller at Miller Samuel, the New York appraisal firm. That's more than twice the rate of overall inflation.

More from CNBC: In the Hamptons, 'The deals are gone'

The increase has been driven mostly by higher costs of building insurance, underlying mortgages, fuel and building staff, like doormen and supers.

But Miller said high maintenance fees can derail a deal or cause even wealthy buyers to sell if the fees get too high.

He said that some of the newer developments that came with high prices and high maintenance fees were forced to reduce their prices when buyers balked at the high monthly payments.

"There was an assumption during the boom that the wealthy didn't care about maintenance and you could saddle an apartment with high fees and not have an impact," he said. "That turned out not to be true. There is an inverse relationship between carrying costs and market value."

Still, some rare apartments have both sky-high prices tags and high maintenance fees. The 18th floor of the Sherry-Netherland, currently on the market for $95 million, has monthly maintenance fees of $60,000.?

More from CNBC: America's Most Expensive Homes

The apartment is part of the hotel, so the fees include twice-daily maid service, spa services and other ultra-plush amenities.?

But the apartment is proof that some of New York's wealthy are still willing to pay more in monthly maintenance fees than some Americans pay for their house. We'll see, of course, whether the apartment sells at its price.

Jude Law, 'Side Effects' Star, Puts London Home ... - AOL Real Estate

Jude Law's London home

One of the "Side Effects" of being a celebrity as hot as Jude Law? You tend to go through homes pretty quickly. At the tail end of 2010, he and then-on-again (now-off-again) girlfriend Sienna Miller settled in London's star-studded Highgate neighborhood. Then, last March, he was reportedly apartment hunting for a $10,000-and-up rental in New York City. Now, he's putting his sweet Georgian townhouse in London's posh Maida Vale neighborhood up for sale for $6.8 million, The Real Estalker reported. (That's converted from the 4.35 million pounds that it's listed for in British currency.)

Jude LawWe're wondering why he's cutting the townhouse loose now after all the trouble that he went through to make it his own. He rented the place for four years before finally buying it from his landlord for 3.5 million pounds, according to The Evening Standard in London. Then, he had to get his plans for extensive renovation to the place approved by neighbors, which he did last September. And now -- poof! -- he just tosses it away (albeit at a hefty price)?

Well, believe us, whoever picks up Law's home will want to hold onto it forever. Set "well back from the road," the Ian Green Residential listing says, it's primed for privacy. There's a beautiful 144-foot-deep backyard garden to feast your eyes on. Though details are slim, it appears that inside you'll find a double reception room, a conservatory, a sweeping kitchen and a huge master bedroom with a dressing room and en suite bathroom.

Who's silencing Guantanamo court audio feed, judge asks

GUANTANAMO BAY U.S. NAVAL BASE, Cuba (Reuters) - The sound was abruptly cut in the Guantanamo war crimes court on Monday, prompting the angry judge to question whether someone outside the room was censoring pretrial hearings for five men accused of plotting the September 11 attacks on the United States in 2001.

In all hearings for the alleged al Qaeda operatives who were previously held in secret CIA prisons, a court security officer seated near the judge controls a button that muffles the audio feed to spectators when secret information is disclosed. A red light flashes and observers hear nothing but static.

The feed was cut when David Nevin, a lawyer for the alleged mastermind of the hijacked plane plot, Khalid Sheikh Mohammed, asked if the lawyers and judges needed to meet in closed session before considering a defense request.

When the feed was restored moments later, the judge, Army Colonel James Pohl, indicated it wasn't the court security officer who cut the sound in the proceedings formally known as military commissions.

"If some external body is turning things off, if someone is turning the commissions off under their own views of what things ought to be, with no reason or explanation, then we are going to have a little meeting about who turns that light on or off," Pohl said tersely.

He seemed to be addressing the prosecution team and told them that Nevin had merely referred to the caption of an unclassified document - one asking the judge to order that the secret CIA prisons where the defendants say they were tortured be preserved as evidence.

A short time later, the judge said he would meet in closed session with the lawyers and reopen the public part of the hearing on Tuesday. The episode enlivened the first day of a weeklong pretrial hearing in the military tribunal at the Guantanamo Bay U.S. Naval Base in Cuba.

Mohammed and his four co-defendants are accused of training and aiding the hijackers who slammed commercial jetliners into the World Trade Center in New York, the Pentagon and a Pennsylvania field on September 11, 2001. They could be executed if convicted of charges that include terrorism, attacking civilians and murdering 2,976 people.

Under a program during the presidency of George W. Bush, the defendants were among the suspected al Qaeda captives who were moved across borders without judicial review and held and interrogated in secret CIA prisons overseas.

The CIA has acknowledged that Mohammed was subjected to the simulated drowning technique known as waterboarding. The defendants said they also were subjected to sleep deprivation, threats, and being chained in painful positions.

The defense lawyers argue that constituted illegal pretrial punishment and "outrageous government misconduct" that could justify dismissal of the charges, or at least spare the defendants from execution if convicted.

'CRIME SCENE'

Pohl ordered in 2004 that the Abu Ghraib prison in Iraq be preserved as a "crime scene." He was at the time presiding over the trial of U.S. military police officers accused of torturing and photographing prisoners at Abu Ghraib.

It was unclear whether Pohl had authority to order the preservation of the CIA prisons, if they still exist. The government has kept secret their location, arguing that disclosure could threaten U.S. national security and put allies at risk.

Polish prosecutors are investigating allegations that one of the sites was in Poland, and there is evidence that the CIA set up others in Romania, Lithuania and Thailand, according to reports by the Council of Europe and the United Nations.

The chief prosecutor, Brigadier General Mark Martins, said he does not plan to introduce evidence obtained from the defendants or anyone else via torture, cruelty or inhuman treatment - which is prohibited by U.S. law and international treaty.

In a departure from the Bush administration, the Obama administration has made clear that any interrogation techniques must adhere to those long established in the Army Field Manual, which prohibits torture.

The defendants have been in U.S. custody for a decade, but there are still many legal and evidentiary issues that must be resolved before their trial begins.

Three of them wore camouflage jackets and accessories over their white tunics in court on Monday. As in earlier hearings, they alternated between refusing to answer the judge and critiquing the United States and the court. All five said they understood their legal rights could be compromised if the judge granted their request to skip some court sessions.

"We don't have any motivating factors that would invite us to come to court," said Yemeni defendant Walid bin Attash, who said restrictions at Guantanamo had thwarted efforts to build trust with defense lawyers.

Randy Travis to enter drunken-driving plea

SHERMAN, Texas (AP) ? A prosecutor says country music star Randy Travis is expected to enter a guilty plea in a drunken-driving case in North Texas.

Grayson County District Attorney Joe Brown says details of the agreement will be released following Travis' court appearance Thursday in Sherman.

Travis was naked when he was arrested following a single-vehicle accident Aug. 7 near Tioga, about 60 miles north of Dallas. Authorities have said his blood-alcohol level was more than 0.15. The legal limit for driving is 0.08.

Brown says Travis will plead guilty to misdemeanor drunken driving, punishable by up to two years in jail and a $4,000 fine.

The 53-year-old Travis also faced a retaliation charge for allegedly threatening officers, though that charge is no longer in court files.

His attorney wasn't available for comment.

How Dani Ditched Time-Based Pricing Forevah! ? Marketing ...

no more time based pricing

?What!?!? My head exploded like a piece of popcorn.

Dani, an experienced trainer in the world of corporate people issues, had just shown me the proposal she wrote for a potential new project.

The client was huge, and her impact was going to be as well. There was just one problem:

The price.

It was laughably low.

Dani and I had worked in the past on defining her business identity, communicating it and attracting clients. She had a lot going for her, but her biz had been stuck in 5 figures.

And just now I had seen the reason.

Like Alex, the coach I wrote about last time, Dani was trapped in one of the ?traditions? of her profession: the daily rate.

She figured the CEO she was proposing her services to would expect a daily rate. What else could she offer? All her peers priced their services this way. Back at corporate she?d hired consultants and trainers, and they all charged daily rates, too.

When you see what she ended up charging, your head may explode too.

I helped?Dani increase her bid on the proposal (a LOT). And I also helped her to ensure it got accepted.

Before I blew up Dani?s proposal ? and entire business model ? I warned her about three things:

1. This will only work for someone who gets stellar results when working with clients.

Yes, Dani nodded. She was confident about that.

?Wait, wait,? I cautioned again:

2. You have to be firm with boundaries to work in this way.

Again, yes. Dani brought decades of people management skills to her work. She knew she could do this.

I was pleased. But the last hurdle was a big one.

Working and pricing the way Other Coaches or All Consultants did it was easy. There was little friction when you presented the same old ?Chinese Menu? of trainings with the same old rate card.

Yes, doing it a new way had upside:

The client was going to take more responsibility, get better results and ?own the project.? Dani was going to work very differently, earn a lot more and enter a new level of elite consultants who call their own shots.

But the downside is your client may die of sticker shock and never recover. If that happens ?

3. Your proposal may get rejected.

We sat with this one awhile. Dani was at a Turning Point. She could continue to work as she had been, only harder, to push her business into 6 figures. Or, she could try something new with this one and change her business forever.

She decided to go for it.

A few weeks later Dani and I celebrated wildly.

Dani?s proposal for 10 TIMES the original investment had been accepted by her client.

Say Goodbye to Time Based Pricing

Sure, the work had just begun. But being fairly compensated, Dani was more motivated than ever to get spectacular results ? as well as testimonials and referrals.

How did we do it? Exactly how did Dani 10X the investment on this proposal?

I?ll give you some hints: it was not simply about increasing the price or providing testimonials of stellar results. There was actually something quite simple we changed for Dani, just as we had for Alex.

In my third and final case study, I?ll share with you what we did and how you too can work less, charge more and get better results than ever.

I mean evah!

Watch for it ?

NJ high school teacher accused of having sex with student

By Pat Battle, NBCNewYork.com

A New Jersey high school teacher has been arrested for allegedly having a sexual relationship with a student, authorities said.

Jennalin Garcia-Calle, a 28-year-old algebra teacher at Plainfield High School, was arrested Thursday in Davie, Fla., and charged with second-degree sexual assault and fourth-degree child abuse.

According to prosecutors, Garcia-Calle began the relationship with the 16-year-old boy in December. Prosecutors allege that at least three sexual encounters occurred in a classroom inside the school.

"The boy is not at a stage in his life where he's able to make that type of legal and quite frankly mature enough decision," said Union County Prosecutor Theodore Romankow.

Authorities became aware of the alleged relationship after the student told a family member what had happened. Students at the high school said the boy also bragged about the relationship to classmates.

"They both knew what they were doing, they both knew they were wrong," said senior Imani Campbell.

Prosecutors said Garcia-Calle realized her relationship with the boy had been discovered, prompting her to check into a rehabilitation center in Florida, as well as send the boy messages asking him to erase certain evidence. U.S. marshalls traced those messages and arrested Garcia-Calle.

She is being held without bond in Florida, awaiting extradition to New Jersey.

The Plainfield Board of Education has placed Garcia-Calle on an administrative suspension.

Information on an attorney for Garcia-Calle was not immediately available.

Battroborg updates Rock'em Sock'em Robots for the Wii generation, we go hands-on

Battroborg updates Rock'em Sock'em Robots for the Wii Generation

When Battroborg hit shelves in Japan last June we were, admittedly, a tad jealous. Where were our tiny, motion controlled boxing bots? Well, if you can be just a bit more patient, the vicious little toys should be landing stateside in time for Christmas. Tomy was nice enough to bring them by our office for a little preview and to help us work out some intra-office tension. So, beyond the obvious Wii and Rock'em Sock'em Robots comparisons, what's it like piloting these puny pugilists through battle? Head on after the break for impressions, pics and a dose of combat -- Engadget style.

When Tomy rep, Jamie Kieffer, took out the Battroborgs we were immediately struck by how small they were. Maybe previous coverage didn't give us proper perspective, but at about two or three inches tall, they're damn-near pocketable, which was a tad unexpected. In fact, if we think they were a precursor to our Real Steel fantasies coming true, we'd say they were cute. Their exceptionally light plastic bodies have two arms with joints at the elbow and shoulder, which allow them to throw straight rights and jabs. We also discovered, accidentally, that if you pop the elbow joint out of place you can "teach" the little guys to throw a hook. The controller bears obvious similarities to the Wii controller and Nunchuk. Two white plastic parts are connected by a thin cord with the larger half housing four AA batteries and an on off switch. Both pieces house accelerometers that translate your furious flurries into robot rights and lefts.

Operation is pretty simple. A small connector on the front of the controller lets you dock a robot and charge it for up to 20 minutes of continuous combat. When its time to do battle you flick a tiny switch on the back of your Battroborg then turn on the controller (in that order, please) to pair the two using 2.4GHz wireless. Communication between the two is instantaneous and, even with four slugging it out simultaneously, there seemed to be no interference from the devices. In fact, TOMY claims you can have up to 20 of them slug it out simultaneously. While the punching controls are pretty self explanatory, moving about takes some adjustment. Since a single motor drives the whole bot, moving forward is accomplished through throwing a series of alternating punches. (Throwing one punch over and over will spin you in a circle.)

Battroborgs should be hitting American retailers in time Christmas, with two bots and an arena expected to cost between $70 and $80. While additional combatants can be purchased separately for around $30.

NYC Department of Finance Publishes 2014 Tentative Assessment ...

January 25th, 2013

For real estate property tax purposes, New York City reviews all properties on an annual basis.? In doing so, last week the City released its 2013-2014 property valuations for both commercial and residential properties. ?The bottom line ? Citywide market values have increased by 4.26% and have reached a total market value of $874 Billion ? that?s an overall increase of $35.7 Billion.? Department of Finance Commissioner David M. Frankel cites market forces for contributing to 3.2% of the overall value increases with the remaining increases attributed to new construction and physical improvements.

For Class 2 properties, which consist of coops, condos and rental apartment buildings, the total market value rose 4.8% citywide to $204.6 Billion.? State law prohibits the Department of Finance from using sales prices to value condos and coops, so instead they are required to be valued as if they were rental buildings. ?This valuation methodology can be very subjective and often generates numerous assessment errors within the class 2 properties.

Other Class 4 commercial properties witnessed an increase in value to $239 Billion, or 8.56% citywide, which stems from trended income and expense data provided by landlords who submitted their properties? financial performance last year. ?In addition to these increases, twenty-five percent of all Class 4 owners reported income increases of more than 9%. ?While this could be based on market traction within specific areas of the city, or for specific types of buildings, it could also be based on the fact that New York City values more than one million individual properties each year.? With so many often subjective considerations to value, the entire process leaves lots of room for error and subsequently revaluation appeals.

Legendary Japanese filmmakers to be honored by Hollywood

LOS ANGELES (Reuters) - Legendary Japanese filmmaker Akira Kurosawa and three of his compatriots will be honored by the Writers Guild of America (WGA) next month for their lifetime of work on movies that organizers said have "given us all a taste of the sublime."

The WGA's West branch, which represents the U.S. West Coast writers of TV, films, radio and Internet programming, said that the late Kurosawa and his collaborators Ryuzo Kikushima, Hideo Oguni and Shinobu Hashimoto, will receive the Guild's 2013 Jean Renoir Award for Screenwriting Achievement on February 17 in Los Angeles.

The 94-year-old Hashimoto is the lone surviving member of the group. He is not expected to attend the ceremony.

The annual award honors "those non-U.S. writers whose work has raised the bar for all of us," said Writers Guild of America West Vice President Howard Rodman.

"These four men, working in loose collaboration, are responsible for writing many, many masterpieces - films that reflect the Japanese culture, and have given all of us a taste of the sublime," Rodman added in a statement.

Kurosawa, who received an honorary Oscar in 1990 and died in 1998, found success in many films by collaborating with Kikushima, Hashimoto and Oguni on screenplays.

With Kikushima, the duo co-wrote such classics as "Stray Dog" (1949) and "Yojimbo" (1961). Hashimoto worked with Kurosawa on the seminal 1950 film "Rashomon." Oguni, Hashimoto and Kurosawa came together on 1952's "Ikiru" and 1954's "Seven Samurai." The entire quartet wrote such films as 1957's "Throne of Blood" and 1958's "The Hidden Fortress."

Kikushima died in 1989. Oguni died in 1996.

Previous recipients of the award include the late Italian screenwriters Suso D'Amico in 2009 and Tonino Guerra in 2011.

Japan's airlines back Boeing, as battery probes make slow progress

TOKYO (Reuters) - Japan's leading airlines are firmly behind Boeing Co's 787 Dreamliner, saying they have had no second thoughts on orders for several dozen more of the planes - even as they have $5 billion worth of the futuristic aircraft sitting idle pending a complex investigation into unexplained battery problems.

All Nippon Airways Co and Japan Airlines Co Ltd have been the biggest customers to date for the technologically advanced 787 jetliner, which has a list price of $207 million and is about one third made by Japanese companies - from fuselage and engine parts to batteries and toilets.

U.S. safety officials said on Thursday they were nowhere close to completing their probe into a battery fire on a JAL-operated 787 at Boston airport almost three weeks ago. [ID:nL1N0AT9JR] And investigators in Japan, looking into a later incident that prompted an ANA 787 to make an emergency landing on a domestic flight, have made little headway in finding out what caused a lithium-ion battery to overheat, triggering alarms in the plane's cockpit.

All 50 Dreamliners in service were grounded on January 17.

The painstaking reconstruction effort - which Japanese authorities are running in tandem with U.S. safety officials - and the lack of key performance data, suggests it could be months before the 787 can return to commercial service - a potentially costly setback for both Boeing and the airlines banking on the plane for growth.

CIRCUIT BOARDS

U.S., Japanese and Boeing representatives have spent time this week at the Kyoto headquarters of GS Yuasa Corp, which makes batteries for the Dreamliner, looking at everything from manufacturing quality to technical standards. The charred battery remains the focus of the probe.

Critical circuit boards that control and monitor the performance of the battery unit were so badly burnt in the Japan incident that they may yield little data to help investigators, said a person involved in the probe, who didn't want to be named as it is ongoing and findings are only preliminary.

As a result, investigators have been poring over other components in the plane's complex electronics systems for clues as to how the battery was performing at the crucial time it began to overheat, the person said.

"The circuit board (system) is badly damaged. We'll see how much we can learn from examining it, but we'll also have to look at other recording devices on the aircraft to try to find out what happened," the person told Reuters.

That relatively inexpensive circuit boards may be keeping $10 billion worth of high-tech aircraft idle underscores how dependent the Boeing jet is on advanced electronics rather than more traditional, but less fuel-efficient, parts, experts said.

The Japanese investigators have said it doesn't appear the damaged battery was overcharged, echoing similar findings in the Boston incident. And on Friday, another potential lead - that the batteries could just be part of a 'bad batch' - was ruled out when Japan's transport ministry said the two batteries were made on different dates.

After checks, investigators plan to send the damaged battery monitoring unit to its manufacturer, Fujisawa-based Kanto Aircraft Instrument, for further tests. The battery's charger will also at some stage be returned for detailed inspection by the firm that makes it, Arizona-based Securaplane Technologies Inc.

The investigation is proving more problematic as this is the first time many of the investigators have seen a 787, which is not just an unfamiliar new plane, but is full of new technology.

Japanese Transport Minister Akihiro Ota told reporters on Friday: "I feel we might have come to the stage where it is time to consider whether it is necessary or not to try to reinforce (the investigation) structure."

NO CHANGE ON ORDERS

Both ANA and JAL said that comments from the National Transportation Safety Board (NTSB), the U.S. safety regulator - that the probe could be long and the concerns over air safety were "very serious" - would not affect their 787 orders.

"We have no plans at the moment to change our order," said Sze Hunn Yap, a spokeswoman for JAL, which has 7 Dreamliners with another 38 on order. Ryosei Nomura, a spokesman for ANA, which has 17 of the 787s and another 49 ordered, told Reuters: "We are currently not considering a change to our order. We are looking forward to seeing an even safer 787 back in the air."

ANA cancelled more flights scheduled to use the Dreamliner, bringing the carrier's total cancellations since the January 16 emergency landing to 459. The carrier, which says it flies around 3.7 million passengers each month, said the cancellations so far - and it will announce more on Saturday - had affected more than 58,000 passengers. At this time of the year, ANA normally offers more than 780 domestic flights and over 170 international flights a day.

While Japan's airlines remain firmly committed to the Dreamliner, Poland's LOT has raised the prospect of seeking compensation for its losses. Another customer, China's Hainan Airlines Co Ltd, said it was disappointed in the 787 delays, which would impact its expansion plans.

Investors, for now, seem unfazed. Since the January 7 fire at Boston, shares in Boeing have dropped 3 percent, while shares in ANA and JAL are down 2.7 percent and 2.5 percent respectively.

Irishwoman at center of IRA tapes fight found dead

DUBLIN (AP) ? An Irish Republican Army veteran who accused Sinn Fein party chief Gerry Adams of involvement in IRA killings and bombings has been found dead in her home, police and politicians said Thursday.

Dolours Price, 61, was a member of the Provisional IRA unit that launched the very first car-bomb attacks on London in 1973. She became one of Irish republicanism's most trenchant critics of Adams and his conversion to political compromise in the British territory of Northern Ireland.

Police said her death Wednesday night at her home in Malahide, north of Dublin, was possibly the result of a drug overdose and foul play was not suspected. But it could have implications as far away as the U.S. Supreme Court.

In interviews Price repeatedly described Adams as her IRA commander in Catholic west Belfast in the early 1970s when the outlawed group was secretly abducting, executing and burying more than a dozen suspected informers in unmarked graves. Adams rejects the charges.

Since 2011 Northern Ireland's police have been fighting a legal battle with Boston College to secure audiotaped interviews with Price detailing her IRA career to see if they contain evidence relating to unsolved crimes, particularly the 1972 kidnapping and murder of a Belfast widow, Jean McConville. Price allegedly admitted being the IRA member who drove McConville across the Irish border to an IRA execution squad.

Boston College commissioned the collection of such interviews with veterans of Northern Ireland's paramilitary warfare on condition their contents be kept secret until each interviewee's death.

In October, the U.S. Supreme Court blocked the handover of the Price tapes pending resolution of a string of other connected lawsuits and legal challenges in lower U.S. courts. Her death could trigger a new wave of legal petitions on both sides.

Boston College in a statement expressed regret at news of Price's death but said it couldn't speculate on its potential legal consequences.

Ed Moloney, the Irish journalist who oversaw collection of the taped testimonies, and Anthony McIntyre, the former IRA convict who actually conducted the interviews from 2001 to 2006, lauded Price as "both a friend and a valued participant in the Belfast Project."

They blamed the police's pursuit of her testimony for hastening her death ? and vowed that their own legal fight to prevent police from receiving any tapes from the Boston College archive would continue "with renewed vigor."

"Throughout the last two years of our fight to prevent her interviews being handed over to the police in Belfast, our greatest fear was always for the health and wellbeing of Dolours," Moloney and McIntyre said in a statement. "Now that she is no longer with us, perhaps those who initiated this legal case can take some time to reflect upon the consequences of their action."

Price joined the IRA as a Belfast teenager, in part because her father Albert was a senior IRA figure. She led a 10-member IRA unit that planted four car bombs in central London on March 8, 1973, including outside the Old Bailey criminal courthouse and Scotland Yard police headquarters. Two detonated, wounding more than 200 people.

After the Provisional IRA cease-fire of 1997 paved the way for Adams' Sinn Fein party to enter a new power-sharing government in Northern Ireland, Price denounced Adams as a hypocrite who had betrayed the cause of forcing Northern Ireland into the Irish Republic.

And in a 2012 interview with Britain's Sunday Telegraph, Price accused Adams of sanctioning the 1973 bomb attacks during a Belfast IRA meeting.

"Adams started talking and said it was a big, dangerous operation. He said: 'This could be a hanging job.' He said: 'If anyone doesn't want to go (to London), they should up and leave now through the back door at 10-minute intervals.' The ones that were left were the ones that went. I was left organizing it, to be the OC (officer commanding) of the whole shebang," Price was quoted as saying.

Adams made no reference to Price's accusations in a prepared statement on Price's death.

"She endured great hardship during her time in prison in the 1970s enduring a hunger strike which included force-feeding for over 200 days. In more recent years she has had many personal trials," Adams said.

When asked later about Price's criticisms, Adams said he had "no concerns about any of those issues because they are not true."

Price had been counseled for depression and alcoholism for more than a decade after being convicted of using forged prescriptions to acquire drugs in 2001.

Price was diagnosed with psychological problems, including anorexia nervosa, during her prison sentence. She and her younger sister Marian, who also was imprisoned for the same bomb attack, received early paroles in 1980 on compassionate grounds. Britain sent Marian Price back to prison in 2011 over her alleged continued involvement in dissident IRA circles.

Dolours Price married the Belfast actor Stephen Rea in 1983, and they had two sons, but he divorced her in 2003.
